What you may need to supply!

At GTE Financial, we hit your closing date, or we pay you $1,000!

As part of our unique Closing Date Guarantee, in addition to setting an agreed-upon closing date, the buyer or homeowner will also work with their Loan Executive to set a Borrower Documentation Date. This is the date we will need key documents in by to solidify the Guarantee and help ensure your loan closes on-time! This is also the deadline for when we will need your appraisal ordered and paid for. If for some reason you are not able to meet the Borrower Documentation Date, we will still work super hard to meet your closing date; however the $1,000 Guarantee, if your closing needs to be changed, will no longer be valid. Ensuring documentation is submitted on-time will put your closing in tip-top shape!

Although there may be additional documents needed, here is a short list of the ones we typically will request!

Documents to start collecting:

  • W-2 forms from the previous 2 years
  • Most recent paycheck stubs (all employers)
  • If self-employed, provide the most recent 2 years of personal and business tax returns
  • A list of debt along with monthly payments and balances (Ex. Car Loan, Student Loan, Child Support)
  • Divorce decree if applicable
  • List of assets (Ex. 2 months of Bank Statements, most recent quarterly statements for Investment Accounts, most recent Mortgage Statement for any Real Estate the borrower may own)
  • Current insurance information for refinances: Homeowners, Flood and Windstorm

In order to submit your loan documents, click here to login to your application! If you have not done so already, you will need to accept eConsent as part of the loan disclosure and Guarantee. Then, simply provide your documentation digitally through your application website.

Guarantee starts for eligible loans applied for on/after July 1, 2017. Construction, end loans, refinances with subordinate second mortgages, investment loans and wholesale loans through a broker, loans that have been denied for credit or withdrawn are ineligible for the Closing Date Money-Back Guarantee. Must be owner-occupied. *For the Guarantee to be valid: For a Purchase, upon receipt of a fully-executed sales contract, the agreed upon closing date must be a minimum of 30 days out and borrower documents, as well as the appraisal funding, must be supplied electronically within 5 days. For a Refinance, upon completion of an initial approved application (application will still be subject to underwriting and could still be declined), the agreed upon closing date must be a minimum of 30 days out and borrower documents, as well as the appraisal funding, must be supplied electronically within 5 days.
