For purchases, the maximum loan to value ratio (LTV) is 85% except on 2-4 Unit properties purchase LTV is reduced to 75%. For limited cash-out refinances or cash-out refinances, the maximum LTV is 75% except on 2-4 Unit properties cash out refinance LTV is reduced to 70%. Fannie Mae approval required.
